CONDITIONS OF APPROVAL <br /> TOM TSUTSUMI <br /> MS--92-9 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. A Parcel Map is required (Planning Title Section 9-9112) . <br /> b. The Traffic Impact Mitigation Fee will be required when the <br /> parcels are developed. The fee is due and payable time of the <br /> building permit application. (The fee currently is $2, 845. 00 <br /> per single family dwelling unit in the Lodi area. The fee <br /> shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record) (Resolution R-90-304) . <br /> C. All easements of record shall be shown on the Parcel Map <br /> (Planning Title Section 9-9184) . <br /> d. The frontage improvements for Armstrong Road across Parcel #2 <br /> shall be constructed in conformance with the standards for <br /> one-half of a 60-foot right-of-way farm or estate subdivision <br /> street. The construction of the frontage improvements will be <br /> deferred, upon execution by the owner of a Deferred Frontage <br /> and Roadway Improvement Agreement or a Secured Deferred <br /> Frontage and Roadway Improvement Agreement with a deposit <br /> equivalent to their estimated construction costs prior to <br /> approval of the Parcel .Map. (A $250. 00 fee currently is <br /> required for processing per Planning Title Section 9-10502 in <br /> addition to a copy of the Grant Deed, legal description of <br /> Parcel #2 and an estimate. The estimate and legal <br /> descriptions shall be prepared by a Registered Civil Engineer <br /> with a typical section drawing on a form to be supplied by the <br /> Department of Public Works and submitted to the Department of <br /> Public Works for approval. As an option the Department of <br /> Public Works will prepare the drawing with estimate for an <br /> additional fee of $100. 00) . <br /> e. Requirements for construction of improvements shall be noticed <br /> by a statement on the Parcel Map. <br />
