This Plan must show drainage, driveway access details <br /> including gates, on-site parking, landscaping, signs, existing and proposed utility services, <br /> and grading (refer to the"SITE PLAN CHECK LIST"for details). A fee is required for the <br /> Site Plan review. (Development Title Section 9-884) <br /> f <br /> b. APPROVED USE: This approval is for landscape services in an existing 1,800 square foot <br /> building as shown on the Plan dated April 9, 2001. (Use Type: Nursery Sales and Services, <br /> Landscaping Services) <br /> c. COMPLIANCE DATE: Because this development is currently operating without the <br /> required permits, an improvement plan shall be submitted before June 8, 2001. All <br /> conditions shall be met by August 1, 2001 the expiration date of this approval. <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to <br /> the initiation of the use.. The Business License may be applied for concurrently with the <br /> building permit application. (Section 7-1000 of the County Ordinance Code) <br /> e.. STORM DRAINAGE: Stormwater drainage shall be retained on-site. The drainage pattern <br /> and corresponding storm drain improvements shall be shown on the Site Plan. PARKING: Off-street.parking shall be provided and comply with the following: <br /> 1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt concrete or <br /> Portland cement concrete to provide a durable, dust free surface. Bumper p guards shall <br /> be provided when necessary to protect adjacent structures or properties.(Development <br /> Title Section 9-1015.5[e]) <br /> 2) A minimum of six (6) parking spaces shall be provided, one of which shall be van <br /> accessible. Accessible spaces shall be located as close as possible to the primary <br /> entrance (C.C.R., Title 24). (0.67 spaces are required for every employee.) <br /> (Development Title Section 9-1015.3) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1) Areas of the property which are not part of the project shall be barricaded from traffic <br /> and kept mowed and dust free. <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> 1) All storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public rights-of-way. <br /> Screening shall be six (6) to seven (7) feet in height.
