December 11, 2006 <br /> NOA Project Number: E06141A <br /> 1.1 Site Description <br /> The subject property is located at 26471 South Austin Road, approximately 1.5 miles southwest of / <br /> Ripon, California. The subject property is a rectangular 40 acre parcel currently used as a residence <br /> and an orchard. The properties to the north,west and south of the subject property are orchards. <br /> The property to the east of the subject property, across South Austin Road,is farmland,with a <br /> residence on the far end. The Assessors Parcel Number (APN) is 257-210-08. <br /> According to the San Joaquin County Community Development Department web site, the subject <br /> property is zoned AG-40, general agriculture with a minimum parcel size of 40 acres. This zoning <br /> designation"is established to preserve agricultural lands for the continuation of commercial <br /> agricultural enterprises." <br /> The elevation of the Site, according to a United States Geological Survey topographic map,is <br /> approximately 40 to 50 feet above mean sea level. The Site is relatively flat but located in a region <br /> with a slight grade downward to the west. <br /> 1.2 Proposed Development <br /> According to Mr. Cunningham, the proposed development is to split approximately two acres off of <br /> the existing 40-acre parcel (Site map,Plate 1). <br /> 1.3 Site Vicinity <br /> A site vicinity map is included in the appendix of this report as Plate 2. <br /> 1.4 Site Map <br /> A site map is included in the appendix of this report as Plate 1. <br /> 2 <br />
