2. DEPARTMENT OF PUBLIC WORKS: <br /> a. All improvements shall be in conformance with the Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement plans and specifications <br /> must be approved by the County of San Joaquin Department of Public Works prior to <br /> approval of the Final Map. (Planning Title Section 9-9135) <br /> b. If improvements referred to herein are not completed prior to the approval of the Final <br /> Map, the subdivider shall execute an agreement with the County of San Joaquin to <br /> ensure the completion of improvements within one year after filing the Final Map. <br /> (Planning Title Section 9-9133) <br /> C. Joyce Lane and Bieghle Street shall be dedicated and improved to County standards for <br /> 50-foot-wide right-of-way local residential streets. (Planning Title Section 9-9135) <br /> d. Curbs, gutters, and sidewalks with handicap ramps at 'B' Street shall be constructed <br /> around the corners and conform to the dimensions shown on the adopted Specific Road <br /> Plan. (Planning Title Section 9-9135) <br /> e. Assessor Parcel Number 177-230-45 shall be part of this subdivision, or a Lot Line <br /> Adjustment application to merge the 20-foot by 20-foot corner cut-off (snipe) into APN <br /> 177-230-44 shall be completed prior to approval of the Final Map. (Planning Title Section <br /> 9-9401) <br /> f. A terminal drainage system shall be provided to meet the requirements of the County and <br /> to provide adequate drainage for the subdivision. A study shall be provided by the <br /> applicant to determine if the system can drain into the existing storm drain line on 'B' <br /> Street or a new line is required. (Planning Title Section 9-9404) <br /> g. The project shall be served by a public water system conforming to the requirements of <br /> the San Joaquin County Public Health Services (Environmental Health Division) and the <br /> Department of Public Works. (Planning Title Sections 9-10200 & 9-10201) <br /> h. The project shall be served by a public sewer collection system constructed in <br /> conformance with the requirements of the San Joaquin County Public Health Services <br /> (Environmental Health Division) and the Department of Public Works. (Planning Title <br /> Sections 9-10100, 9-10101, & 9-10102) <br /> i. Street lighting shall be provided for the subdivision and the intersection of 'B' Street. <br /> (Planning Title Section 9-9301) <br /> j. The development is subject to assessments under Improvement District No.47 (Morrison <br /> Gardens Sanitary Sewer). The present assessment is approximately $1,650.00 for <br /> Diagram and Assessment No. 632. The County Auditor will determine the actual <br /> remaining assessment.
