SAN JOAQUIN COUNTY
COMMUNITY DEVELOPMENT DEPARTMENT
1810 E.HAZELTON AVE.,STOCKTON,CA 95205-6232
C4fF OR`P DEVELOPMENT SERVICES PHONE:(209)468-3120
PLANNING PHONE:(209)468-3120
BUILDING PHONE:(209)468-3123
NEIGHBORHOOD PRESERVATION PHONE:(209)468-3021
February 12, 1992
FEB 1 ,cc?
MEMORANDUM ENV'RO IVB NTAL I'EAL`H
,. PERMIT!SERVICES
TO: Development Committee
FROM: Steven St. Sure, Associate Planner
SUBJECT: MINOR SUBDIVISION APPLICATION NO. MS-92-72
OF SUSAN K. LUND (C/O DON MOYER ASSOCIATES)
-------------------------------..,--------------------------------
The Development Services Division will be denying this subdivision
because all, of the required Findings can not be made in the
affirmative. The specific Finding that cannot be made is as
follows "That the site is physically suitable for the proposed
density of development;" (Section 9-9185(d) ) . The site is zoned C-
RC (Commercial Rural Center) . The intent of this zone district is
to permit the establishment of commercial uses and services which
cater primarily to the needs of rural residents. it is
questionable whether the parcels as proposed (each approximately
one-half acre in size) are large enough to accommodate a commercial
use and the accompanying necessary site improvements such as
parking, septic system, and frontage improvements.
If the applicant believes that the parcels would indeed be large
enough to adequately accommodate commercial development, a site
plan should be submitted that shows the following:
(1) A commercial building;
(2) Parking (The number of spaces to be determined by
the size of the commercial building) ;
(3) Septic system including loot replacement; and
(4) Additional right-of-way or frontage improvements
required by the Department of Public Works.
