LUND (C/O DON MOYER ASSOCIATES) <br /> -------------------------------..,-------------------------------- <br /> The Development Services Division will be denying this subdivision <br /> because all, of the required Findings can not be made in the <br /> affirmative. The specific Finding that cannot be made is as <br /> follows "That the site is physically suitable for the proposed <br /> density of development;" (Section 9-9185(d) ) . The site is zoned C- <br /> RC (Commercial Rural Center) . The intent of this zone district is <br /> to permit the establishment of commercial uses and services which <br /> cater primarily to the needs of rural residents. it is <br /> questionable whether the parcels as proposed (each approximately <br /> one-half acre in size) are large enough to accommodate a commercial <br /> use and the accompanying necessary site improvements such as <br /> parking, septic system, and frontage improvements. <br /> If the applicant believes that the parcels would indeed be large <br /> enough to adequately accommodate commercial development, a site <br /> plan should be submitted that shows the following: <br /> (1) A commercial building; <br /> (2) Parking (The number of spaces to be determined by <br /> the size of the commercial building) ; <br /> (3) Septic system including loot replacement; and <br /> (4) Additional right-of-way or frontage improvements <br /> required by the Department of Public Works. <br />
