The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fees currently <br /> are $4, 687. 00 per 1, 000 gross square foot of building as <br /> "Retail Service" , $2, 000. 00 per 1, 000 gross square foot of <br /> building as "Office" , $1,451. 00 per 1, 000 gross square foot of <br /> building as "Service Commercial" , and $1, 017. 00 per 1, 000 gross <br /> square foot of building as "Warehouse" in the Lockeford area. <br /> area. The fee will be $4,877 . 00 per 1, 000 gross square foot <br /> of building as "Retail Service", $2 , 081. 00 per 1, 000 gross <br /> square foot of building as "Office", $1, 511. 00 per 1, 000 gross <br /> square foot of building as "Service Commercial" , and $1, 058. 00 <br /> E per 1, 000 gross square foot of building as "Warehouse" in the { <br /> Lockeford area effective February 17, 1992 . The frontage improvements for "B" Street and Mackville Road <br /> shall be constructed in conformance with the standards for <br /> one-half of a 60-foot right-of-way commercial street. <br /> (Planning Title Section 9-9430, 9-9433) <br /> 6. The subdivider shall provide a public water system conforming <br /> to the requirements of the San Joaquin County Public Health <br /> Services Environmental Services Division, Clements Fire <br /> District and the Department of Public Works. The project will <br /> be served by the Clements Water System when a second public <br /> well has been developed and connected to the existing system. <br /> Public Water service shall be required prior to recording of <br /> the Parcel Map. (Planning Title Section 9-10200, 9-10201) <br /> 7 . A terminal drainage system shall be provided to meet the <br /> requirements of the County and to provide adequate drainage <br /> for the subdivision. (Planning Title Section 9-9404) F <br /> f <br /> 8. All improvements shall be in conformance with the Improvement M <br /> Standards and Specifications of the County of San Joaquin. <br /> All improvement plans and specification must be approved by <br /> the County of San Joaquin Department of Public Works prior to <br /> approval of the Parcel Map. If improvements referred to herein are not completed prior to 1 <br /> the approval of the Parcel Map, the subdivider shall execute ► <br /> an agreement with the County of San Joaquin insuring the <br /> completion of improvements within one (1) year after filing <br /> the Parcel Map.
