j. Street lighting shall be provided for the frontage of "B" Street and Mackville Road. <br /> (Planning Title Section 9-9301) <br /> k. The property shall annex to County Service Area No. 43 prior to approval of the Parcel <br /> Map to provide for the operation, maintenance, and improvement of storm drainage, <br /> water, and street lighting facilities. (Planning Title Section 9-10003) <br /> I. A Preliminary Soils Report is required in accordance with County standards for the <br /> purpose of determining the R-Value for the design of the roads. All utilities shall be underground except power transmission facilities of 35 KV or greater. <br /> Public utility easements shall be provided along the road frontage of the subdivision and <br /> as required by the public utility companies. An offer of dedication of groundwater rights is required. <br /> 2. PUBLIC HEALTH SERVICES: <br /> a. The sewage disposal systems shall comply with the rules and regulations of San Joaquin <br /> County Ordinance No. 549 prior to parcel map approval. A percolation test and a sewage <br /> disposal area as determined by the percolation test are required for Environmental Health <br /> Division approval. A permit for the percolation test from the Environmental Health Division <br /> is required. <br /> b. Construct an individual sewage disposal system on each parcel under a permit and <br /> inspection by the Environmental Health Division at the time of Development. A dual <br /> system shall be required. <br /> C. Connection to an approved public water supply system is required. Prior to recordation <br /> of the Parcel Map, a letter from the water supplier will be required which states that they <br /> have the capacity to serve the development and that the system meets State standards. <br /> 3. BUILDING INSPECTION DIVISION: <br /> a. Fire apparatus access roads shall be required for new development constructed when <br /> any portion of an exterior wall of the first story is located more than 150 feet from the <br /> public access road. This road shall be constructed to meet or exceed design standards <br /> of the Department of Public Works (Section 10.203 UFC). The access road must be fully <br /> improved to these standards prior to any final inspections. <br /> 4. COUNTY COUNSEL: <br /> a. Pursuant to Section 66474.9 of the Government Code, the subdivider shall defend, <br /> indemnify, and hold harmless the local agency or its agents, officers, and employees from <br /> any claim, action, or proceeding against the local agency or its agents, officers, or <br /> employees to attack, set aside, void, or annul an approval of the local agency, advisory <br /> BOS LETTER PAGE 3 <br />
