Gau, Senior Civil Engineer ! <br /> Community Development Department <br /> FROM: Charles Kelley , Senior Civil Engin <br /> Public Services Division <br /> SUBJECT : SU-91-16 A request for vesting tentative map for a major <br /> subdivision application to divide a 11 . 4 acre parcel into 49 <br /> residential lots, located on the W. side of "D" Street, S . of <br /> Loomis Ave . , south Stockton. <br /> APPLICANT : Raymond Anderson et al APN : 171-190-15, 25, 27 <br /> The site is not located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area. <br /> "B" Street has an existing right-of--way width of 65 feet, and a <br /> planned right-of-way width of 72 feet. <br /> "D" Street has an existing right-of-way width of 0 & 60 feet, and <br /> a planned right-of-way width of 60 feet. <br /> THE FOLLOWING COMMENTS AND RECOMMENDATIONS ARE FORWARDED FOR YOUR <br /> CONSIDERATION, CONCERNING THE APPROVAL OF THIS APPLICATION_ <br /> ORDINANCE REQUIREMENTS : <br /> 1 . All improvements shall be in conformance with the Improvement <br /> Standards and Specifications of the County of San Joaquin . <br /> All improvement plans and specification must be approved by <br /> the County of San Joaquin Department of Public Works prior to <br /> approval of the Final Map. <br /> 2 . If improvements referred to herein are not completed prior to <br /> the approval of the Final Map, the subdivider shall execute <br /> an agreement with the County of San Joaquin insuring the <br /> completion of improvements within one ( 1 ) year after filing <br /> the Final Map. <br /> 3 . Gerald Avenue, Leanna Drive , and Marni Court shall be <br /> dedicated and improved to County Standards for a 50-foot <br /> right-of-way urban subdivision street. Alignment of Gerald <br /> Avenue shall conform to the adopted Specific Plan for "B" <br /> Street. <br />
