(§ 1.0) INTRODUCTION
This Soil Suitability Study presents the results of my investigation concerning the soil
characteristics and groundwater under the subject property referenced on the Title Page. It was
completed to satisfy the requirements of the San Joaquin County Environmental Health
Department(EHD). Analysis and recommendations have been provided in this report based
upon the environmental criteria encountered. This report is in compliance with the requirements
for a Soil Suitability Study under Development Title, Section 9-1.105.2 Item (d).
C.C.R.C. Farms is proposing to move a new two bedroom, one bath mobile home, referenced as
Manufactured Home Unit#4 to a location on the top of the levee road that surrounds Mandeville
Island. This location is approximately 2.1 miles northwest of the C.C.R.C. Main Office as
depicted on the attached USGS Site Plan Map. The effluent disposal area is a large open area of
approximately 15,000 square feet. The proposed disposal area is currently being used as a
storage area of discards and unwanted items related to the farming operations of C.C.R.C. Farms,
as illustrated in the attached photographs.
In addition, this report also addresses the installation of a domestic well to serve Manufactured
Home Unit #4, and is required and regarded with the same importance as the proposed septic
system by EHD.
Within the text of this Report, bolded Section (§)numbers are referenced at the beginning of an
applicable sentence, paragraph or paragraphs, or Appendices that correspond with the EHD
Requirements Checklist for a Soil Suitability Study.
(§ 2.0) SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION
(§ 1.1, 1.2, 3.7) The USGS Site PIan and surveying plans were completed by Mike Quartaroli,
P.L.S. of Quartaroli and Associates -Manteca, California. As referenced, a new manufactured single
family residential structure is proposed to be moved onto the subject Parcel (APN 129-040-40) as
depicted on the Site Plan Map, found in Appendix. A.
(§2.1) Typically, EHD Conditions for.Approval directives state that a Soil Suitability Study must
address potential high groundwater conditions. Because of proximity to Old River and the Delta
itself, along with the indigenous soil characteristics and flooding concerns, EHD wants assurance
that the disposal area is suitable for septic tank usage.
(§ L1 and 2.1) The subject property is located on Mandeville Island, which is 10 miles north of
the intersection of Highway 4 and Bacon Island Road. Surrounding land use consists
predominately of agricultural production land of row crop (corn), vineyard, and native vegetation.
The Old River is directly adjacent to the west of proposed Manufactured Home Unit 44. Existing
Manufactured Home Unit#2 is also next to the southeast of proposed Unit#4. Current zoning is
AG-80. Municipal sewer will never serve this area.
Fage -2-
Chesney Consulting
