The site is located within Section 8, Township 2 North, Range 8 <br /> East, Mount Diablo Base and Meridian. This property and the surrounding area are zoned AG-40 <br /> (Agricultural). The topography of the site is flat with a gradient of 0.001 sloping from east to west. <br /> There are no significant existing natural waterways or drainage channels crossing the property. <br /> The topographic soils map prepared by the United States Department of Agriculture, Soils <br /> Conservation Service, indicates the site is largely covered by Archerdale clay loam to a depth of at <br /> least 3 feet. For many years, the subject property has been planted to row crops and a peach <br /> orchard. Recently the former row crop area has been planted to a walnut orchard. The latest San <br /> Joaquin County Water Conservation District maps reveal the standing water level of the subject site <br /> to be at a depth of approximately 127 feet. This relates to a groundwater elevation of approximately <br /> -46 feet. <br /> Attached are copies of a percolation test performed on February 23, 1995,by Siegfried Engineering, <br /> Inc., Consulting Civil Engineers. The observed percolation rate is 4.3 minutes per inch. <br /> Also attached is a copy of a water analysis performed on an existing agricultural well located on the <br /> property. The results for the nitrate and DBCP levels were found to be acceptable. <br /> Within a radius of one-fourth (1/4) mile of the subject property, <br /> there is one existing residence. Within the past twenty (20) years, there have been no septic system <br /> failures within this area.
