This approval will expire on ,which is 18 months from the <br /> effective date of approval, unless (1) all Conditions of Approval have been compiled with, (2) all <br /> necessary.building permits>have been issued and remain in force,and (3)all.necessary pemtits.from <br /> other agencies have been issued and remain in farce. : <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact:Chandler Martin) <br /> a. - BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. Any <br /> permanent structures which are available for use by the public, other than RV residents, will require <br /> permits from San Joaquin County. The Site Pian required as a part of the building permit must be <br /> prepared by a registered civil engineer or licensed architect This Plan must show drainage, <br /> driveway access details including gates, on-site parking, landscaping, signs, existing and proposed <br /> utility services, and grading (refer to the"SITE PLAN CHECK LIST'for details). A fee is required for <br /> the Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for a 181-unit recreational vehicle park (use type: <br /> recreation/campground) to be completed.in two phases as shown on the Plan submitted May. 12,. <br /> 2003: <br /> c. COMPLIANCE DATES: For Phase 1, all Conditions-of Approval shall be complied-with,all necessary <br /> building permits shall be issued and remain in force, and all necessary permits from other agencies <br /> shall be issued and remain in force prior to , which is 18 months from the effective date of <br /> approval. For Phase 11, all Conditions of Approval shall be complied with, all necessary building <br /> permits shall be issued and remain in force, and all necessary permits from other agencies shall be <br /> issued and remain in force prior to ,which is 8 years from the effective date of approval. <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License may be applied for concurrently with the building permit <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> e. LEASE AGREEMENT: The applicant shall secure a lease for the recreation area/storm pond <br /> shown on the Plan. The lease agreement shall include the following provisions: The agreement <br /> shall be long term. The RV Park shall have the right to use the recreation arealstorm pond on a <br /> year-round basis(except during flood events). Flag City shall plant the area-in grass and be <br /> responsible for its maintenance. <br /> f. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking .spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete top per <br /> provide a durable dust free surface. Bum guards shall be provided where <br /> necessary to protect adjacent structures or properties.
