ATTACHMENT"A" <br /> CONDITIONS OF APPROVAL <br /> UP-99-27 <br /> (FLAG CITY) <br /> Use Permit Application No.UP-99-27 was approved by the Board of Supervisors on February <br /> ' 29, 2000.The effective date of approval is February 29,2000. This approval will expire on <br /> August 29,2001,which is 18 months from the effective date of approval,unless(1)all <br /> Conditions of Approval have been complied with,(2)all necessary building permits have <br /> been issued and remain in force,and(3)all necessary pen-nits from other agencies have been <br /> issued and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and ordinance requirements shall be <br /> fulfilled prior to the establishment of the use and the issuance of any building permits. Those <br /> Conditions followed by a Section Number have been identified as ordinance requirements <br /> pertinent to this application. Ordinance requirements cannot be modified,and other <br /> ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact:Chandler Martin,468-3144) <br /> a. BUILDING PERMIT:Submit an"APPLICATION-COMMERCIAL BUILDING <br /> PERMIT'. The Site Plan required as a part of the building permit must be prepared <br /> by a registered civil engineer or licensed architect. This Plan must show drainage, <br /> driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the"SITE PLAN CHECK <br /> LIST'for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE:This approval is for a 181-unit recreational vehicle park(use <br /> type: recreation/campground)to be completed in two phases as shown on the Plan <br /> submitted December 24, 1999. <br /> G. COMPLIANCE DATES:For phase 1, all Conditions of Approval shall be <br /> complied with, all necessary building permits shall be issued and remain in force, <br /> and all necessary permits from other agencies shall be issued and remain in force <br /> prior to August 29,2001,which is 18 months from the effective date of approval. <br /> For phase 11,all Conditions of Approval shall be complied with,all necessary <br /> building permits shall be issued and remain in force,and all necessary permits from <br /> other agencies shall be issued and remain in force priorto February 29,2008,which <br /> is 8 years from the effective date of approval. <br /> d. BUSINESS LICENSE:The applicant shall secure an approved Business License <br /> priorto the initiation of the use. The Business License may be applied for <br /> concurrently with the building permit application. (Section 7-1000 of the County <br /> Ordinance Code) <br /> e. LEASE AGREEMENT:The applicant shall secure a lease for the recreation <br /> area/storm pond shown on the Plan. The lease agreement shall include the <br /> following provisions: The agreement shall be long term. The RV Park shall have <br /> the right to use the recreation arealstorm pond on a year-round basis(except <br /> during flood events). Flag City shall plant the area in grass and be responsible <br /> for its maintenance. <br /> i <br />
