1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact:Chandler Martin,458-3144) <br /> X. BUILDING PERMIT: Submit an APPLICATION-COMMERCIAL BUILDING PERMIT". The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> 4 licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST" for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> X. APPROVED USE: This approval is for a Truck Stop as shown on the Plan dated September 11, <br /> 2002 and a sign plan as shown on the document titled and dated The facility includes a <br /> 16,075 square foot terminal building,a 5,192 square foot gasoline canopy for automobiles and <br /> F recreational vehicles,a 2,640 square foot diesel canopy for trucks and a 1085 square foot truck <br /> scale. The terminal building includes a convenience store(2,485 sq.ft.),a fast food area(3,513 <br /> sq. ft.),truck service/maintenance bays(8,022 sq. ft.), shower/laundry facilities(855 sq. ft.), and <br /> G telecommunications/entertainment areas(1,200 sq.fl;.). The truck stop will provide 24 hour <br /> parking for trucks. <br /> The sign plan includes a 31-foot tall,253 square foot monument sign to be located at the <br /> northwest corner of the project site, a 25-foot high 85 square foot monument gas price sign to be <br /> located at the north entrance,and several other directional,identification and accent signs. The <br /> X. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License may be applied for concurrently with the building permit <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> X. PROPERTY LINES: The property lines for this project shall be established by Merger, Lot Line <br /> Adjustment and/or Minor Subdivision. The recorded document(s)required to effect the lot lines shall <br /> be recorded prior to issuance of Building Permits. <br /> X. PARKING: Off-street parking shall be provided and comply with the following: <br /> All parking spaces, driveways, and maneuvering areas for trucks and automobiles shall be <br /> surfaced and permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable,dust free surface. Bumper guards <br /> shall be provided when necessary to protect adjacent structures or properties.(Development <br /> Title Section 9-1015.5[e]) <br /> A minimum of 81 automobile parking spaces shall be provided, including four accessible <br /> spaces,one of which shall be van accessible. Accessible spaces shall be located as close as, <br /> possible to the primary entrance (C.C.R., Title 24). ( Four spaces are required for every <br /> 1,000 feet of building area. Two spaces are required for every three employees.) <br /> (Development Title Section 9-1015.3) <br /> One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (Development Title Section 9-1015.7) - <br /> X. LOADING: One loading space(s) shall be provided. Each space shall be a minimum of 25 feet in <br /> ` length and 15 feet in width,and shall have a minimum height clearance of 14 feet. On-site driveways <br /> and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering areas <br /> for delivery vehicles are provided.(Development Title Section 9-1015.6) <br /> X.
