PA-02-244 OF FLAG CITY LP <br /> { (CIO RON STUPI-QPM, LLC) <br /> 1 <br /> This is a pre-application for a Use Permit for a Truck Stop on approximately 12 acres. The site is <br /> located on the southeast corner of State Route 12 and Star Street in the Flag City development <br /> west of Lodi. <br /> Parcel <br /> The parcel for this site needs to be created by subdivision or Lot Line Adjustment prior to <br /> submittal, or concurrently with, the full application. <br /> Air Quality <br /> In the attached letter of July 3, 2002, the San Joaquin Valley Air Pollution Control District <br /> indicated that"a cursory air quality analysis"would be required. Potentially significant impacts to <br /> air quality, and any proposed mitigation must be identified before the initial Study can be <br /> prepared. <br /> Traffic Study <br /> In the attached Letter of June 18, 2002, the State Department of Transportation (Caltrans) <br /> k indicated that a traffic study would be required. This study must be prepared before the Initial <br /> Study can be prepared. <br /> i <br /> Site Plan <br /> $ The site plan submitted with the full application should: <br /> k <br /> l <br /> • Show access details. <br /> • Show one tree for every five auto parking spaces. <br /> • Provide a sign plan. <br /> • Show grading contours. <br /> Show typical dimensions of auto, RV and truck parking spaces. <br /> • Show dimensions of aisles. <br /> Show parking calculations. <br /> i <br />
