The elevation is higher on the southwestern <br /> portion of the property and grades to the northeast. <br /> According to San Joaquin County Community Development Department, the Site is zoned AG-40, <br /> general agriculture. This zoning designation "is established to preserve agricultural lands for the <br />�. continuation of commercial agriculture enterprises"(www.co.san-joaquin.ca.us, 2004). The minimum <br /> parcel size is 40 acres. <br /> F) 1.2 Proposed Development <br /> r <br /> i - <br /> Quartaroli and Associates of Manteca, California, provided a tentative parcel map showing the <br /> proposed lot line adjustment followed by minor subdivision. The minor subdivision will then take <br /> Parcel 4 of the previous lot line adjustment PA 04-596 and create three new parcels. Parcel 1 will be <br /> 45.77,Parcel 2 will be 40.22,Parcel 3 will be 40.28 and Parcel 4 will be 40.30 acres. He also indicated that <br /> the land had always been used for farming. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> ' 3.1 Existing On-Site Septic Tank Usage <br /> According to Mr. Robertson (personal communication,December 9, 2004), there is no septic system <br /> currently on the property.
