The elevation is higher on the southwestern portion of the property and grades to the northeast. According to San Joaquin County Community Development Department, the Site is zoned AG-40, general agriculture. This zoning designation "is established to preserve agricultural lands for the �. continuation of commercial agriculture enterprises"(www.co.san-joaquin.ca.us, 2004). The minimum parcel size is 40 acres. F) 1.2 Proposed Development r i - Quartaroli and Associates of Manteca, California, provided a tentative parcel map showing the proposed lot line adjustment followed by minor subdivision. The minor subdivision will then take Parcel 4 of the previous lot line adjustment PA 04-596 and create three new parcels. He also indicated that the land had always been used for farming. 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE ' 3.1 Existing On-Site Septic Tank Usage According to Mr. Robertson (personal communication,December 9, 2004), there is no septic system currently on the property. No permits were found on file with EHD for the subject site during file review on January 28, 2005. 2
