[1] INTRODUCTION <br /> This Soil Suitability Study presents the resultsofour investigation concerning the soil strata and-' <br /> Ply <br /> ro <br /> undwater under the above-referenced project. The subject property is zoned I-W under General <br /> Ir. I/L. Although the subject property has had an on-site domestic well and septic system for <br /> several years, a new septic system was recently installed to replace the old system, and repair was <br /> q. <br /> done to the existing well._,Both procedures were done under permit from the San Joaquin County <br /> Environmental Health Department(PHS=EHD). <br /> i` Our report is in compliance_with the requirements for a Soil Suitability Study under Development <br /> Title Section 9-1105.2 Item(d)of the San Joaquin County Ordinance Codes. This Section states that <br /> the"leachfield area must be suitable ffor..a septic tank system pior`to issuance of final occupancy. <br /> Additionally, the sewage disposal system shall comply with the sewage standards of San Joaquin <br /> L!k. - <br /> County prior to approval. A percolation test that meets absorption rates of the Manual of Septic <br /> Tank Practice and/or EPA Design Manual for On-Site Wastewater Treatment and Disposal system <br /> was required for.this project. The perc test results indicate excellent soil for effluent absorption. <br /> Consequently, the PHS-EHD has stipulated this study be.completed to 1.) Determine if the <br /> - ,y <br /> indigenous on-site soils in the leachfield-area will accept and manage the septic effluent emanating <br /> _ from the septic system which will serve this business,and 2:)Provide recommendations based upon <br /> the environmental criteria encountered in this study. This'study also analyzed water from the <br /> domestic well.for nitrate andthe agrichemical DBCP/EDB concentrations in compliance with PHS- <br /> EHD requirements. —- <br /> [2] SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION <br /> The subject property consists.of one Parcel in a triangular area bound by Union Pacific and Southern <br /> Pacific Railroad tracks.Y It consists of 3.6 acres. The attached Tentative Parcel Map illustrates the <br /> orientation of the subject Parcel in relation to the railroad tracks.--- <br /> Top'og' raphy <br /> racks:-Topography of the site is flat;therefore,no design criteria for slopes had to be incorporated into this <br /> septic system. On-site stormwater drainage will be channeled to a central drain which drains water <br /> to a retention basin at the north corner of the property. Water congregation must.be prevented <br /> around building structures and the new septic system leachfield,'and it appears the site is in the <br /> H <br /> process of being graded to accomplish this. <br /> The property is located southeast 0f'the town of Tracy-in a rural;light industrial/agricultural area. <br /> -_ The study area consists predominately of agricultural production'land -primarily walnut orchards, <br /> - r row crops, and vineyards.,Directly_west of the property, is the Army Defense Depot.
