Y <br /> { <br /> I <br /> CONDITIONS OF APPROVAL <br /> S C 1'01"k N N E D <br /> SA-97-21 <br /> Sossamon <br /> Site Approval Application No. SA-97-21 was approved by the San Joaquin County Community <br /> Development Department.on May 19, 1997. The effective date of approval Is May 29, 1997. This <br /> approval will expire on November 28, 1998, which Is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been compiled with, (2) all necessary building permits <br /> i have been secured and remain In force,and(3)all necessary permits from other agencies have been <br /> secured and remain In force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the Issuance of any building permits. Those Conditions <br /> followed by a Section Number have been Identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply- <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. BUILDING PERMIT: Submit an'APPLICATION-COMMERCIAL BUILDING PERMIT.' The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect. This Plan must show drainage, driveway access details <br /> (including gates), on-site parking, landscaping, signs, existing and proposed utility <br /> { services, and grading (refer to the%SITE PLAN CHECK LIST for details). A fee is required <br /> { for the Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for the addition of truck scales and a truck parking <br /> area to an existing chemical,manufacturing facility as shown on the Plan submitted April <br /> 9, 1997. <br /> 1 <br /> C. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site Plan. <br /> Drainage calculations prepared by a registered civil engineer or architect shall be <br /> included. <br /> d. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All automobile parking spaces and all major circulation drive lanes (automobile <br /> and truck) shall be surfaced and permanently maintained with a minimum of two <br /> ' inches of asphalt concrete over an appropriate base. Bumper guards shall be <br /> provided where necessary to protect adjacent structures or properties. All other <br /> areas that are used for vehicular traffic shall be surfaced and permanently <br /> maintained with a chip seal. Aggregate base may be used for trailer storage <br /> areas. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall <br /> be installed.
