SOIL SUITABILITY STUDY
Introduction
Live Oak GeoEnvironmental, Inc (Live Oak) was contracted by Ken Robertson to
conduct a Soil Suitability Study for his property located at 26781 and 26931 South
Banta Road, Tracy, California (Plate 1).
The Soil Suitability Study was conducted to determine whether the soils are suitable for
use with a septic system. The study was performed according to the requirements of
Section 9-1105.2(d) of the San Joaquin County Development code.
The formatting of the report has been designed to follow the recommendations of the
San Joaquin County Environmental Health Department as described in its Soil
Suitability Study Requirements Checklist.
Proposed Development
The proposed project is mor subdiviis4m o divide the property, int 4.53-aQre
"Parcel 1, a 10.0-acre Par signated remainder (Plate 2). chan sin
use of the Site are proposed.
Site Description
The Site, Assessor's Parcel Numbers (APNs) 252-100-01 and -02, is approximately 50
acres in size. The County project application number is PA-1300054. The Site consists
of new walnut orchard with a house and shop. Railroad tracks bound the Site on its
western side. A recent aerial photograph of the Site is included as Plate 3.
The elevation of the Site, according to a United States Geological Survey topographic
map, is approximately 75 to 90 feet above mean sea level (Plate 4). The Site
topography is relatively flat, with a slight grade down to the northeast.
The San Joaquin County Community Development Department web site states that the
Site is zoned AG-40, general agriculture with a minimum parcel size of 40 acres. This
zoning designation "is established to preserve agricultural lands for the continuation of
commercial agricultural enterprises."
Past Uses of the Site
Based on information reviewed for the Surface & Subsurface Contamination Report
(Live Oak, 2011), the Site has been agricultural land since 1940 or earlier. One or more
structures were present on the Site in 1940 or earlier in approximately the location of
the current structures. The existing house on the Site was built in 2005.
LOGE 1304 Page 1
