The remainder parcel shall be designated and labeled as "Designated Remainder"on the Parcel Map. <br /> (Subdivision Map Act Section 66445) <br /> 3. For future development of"Designated Remainder" improvements [including but not limited to: roadway <br /> widening, shoulder,curb gutter and sidewalk,water/storm drainage/sewer facilities] shall be provided in <br /> accordance with the adopted County development policies for"Division 11: Infrastructure Standards and <br /> Requirements" of the San Joaquin County Development Title, and shall be noticed by a statement on the <br /> Parcel Map and by a recorded Notice of Minor Subdivision Restriction. (Subdivision Map Act Section <br /> 66424.6) <br /> 4. An Irrevocable Offer and Agreement to Dedicate Road to result in a 25-foot wide right-of-way from the <br /> centerline of Banta Road to the property line shall be required across the frontage of Parcel "2". The <br /> Irrevocable Offer of Dedication shall be made on the Parcel Map. (Development Title Section 9-1150.5) <br /> 5. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> Informational Notes: <br /> (i.) Any construction activity that results in the disturbance of at least one(1)acre of soil shall require a State <br /> NPDES construction permit. Dischargers whose projects disturb 1 or more acres of soil or whose projects <br /> disturb less than 1 acre of soil and is not part of a larger common plan of development,are required to <br /> obtain coverage under the current General Permit for Discharges of Storm Water Associated with <br /> Construction Activity(www.swrcb.ca.gov/stormwtr/gen_const.html#const_permit). <br /> (ii.) All future building permits for projects located within a Special Flood Hazard Area at the time of permit <br /> issuance shall meet the San Joaquin County flood hazard reduction requirements(Title 9, Chapter 9-1605) <br /> and all requirements of the State of California(CCR Title 23)that are in force at the time of permit <br /> issuance.
