The elevation is higher on the southwestern <br /> portion of the property and grades to the northeast. <br /> r - <br /> I <br /> According to San Joaquin County Community Development Department, the Site is zoned AG-40, <br /> general agriculture. This zoning designation "is established to preserve agricultural lands for the <br /> continuation of commercial agriculture enterprises"(www.co.san-)oaquin.ca.us, 2004). The minimum <br /> parcel size is 40 acres. <br /> 1.2 Proposed Development <br /> Quartaroli and Associates of Manteca, California,provided a preliminary parcel map showing the <br /> Fiproposed lot division. The minor subdivision will take the current parcel and split it into two <br /> parcels. Parcel 1,will be 40.00 acres and Parcel 2 47.61 acres. He also indicated that the land had <br /> always been used for farming. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> # 3.1 Existing On-Site Septic Tank Usage. <br /> F1} According to Mr..Robertson-(personal communication,December 9, 2004), there is no septic system <br /> currently on the property.
