The elevation is higher on the southwestern <br /> portion of the property and grades to the northeast. <br /> r - <br /> I <br /> According to San Joaquin County Community Development Department, the Site is zoned AG-40, <br /> general agriculture. This zoning designation "is established to preserve agricultural lands for the <br /> continuation of commercial agriculture enterprises"(www.co.san-)oaquin.ca.us, 2004). The minimum <br /> parcel size is 40 acres. <br /> 1.2 Proposed Development <br /> Quartaroli and Associates of Manteca, California,provided a preliminary parcel map showing the <br /> Fiproposed lot division. The minor subdivision will take the current parcel and split it into two <br /> parcels. Parcel 1,will be 40.00 acres and Parcel 2 47.61 acres. Plate 1 indicates the proposed parcel <br />' divisions. <br /> 1.3 Site Vicinity <br /> A site vicinity map is included in the appendix of this report as Plate 2. <br /> 1.4 Site Map <br /> A site map is included in the appendix of this report as Plate 1. <br /> 3 2.0 PRESENT AND PAST USES OF THE SITE <br /> 2.1 Past and Present Site Use <br /> Based on an interview with Mr. Robertson (personal communication, December 9, 2004), he said <br /> that the site is currently used for growing tomatoes and beans.
