(2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. (Development Title Section 9-1020.7) (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. The parking area shall be provided with a minimum of five percent(5%)of landscaping within the perimeter of the parking area, not including landscaping along the street frontage. Eleven (11) trees shall be planted and evenly spaced throughout the parking lot. k. SCREENING: Screening shall be provided and comply with the following: (1) All storage materials and related activities, including storage areas for trash, shall be screened so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six (6)to seven(7)feet in height Outside storage is not permitted in front yards, street side yards, or in front of main.buildings. (Development Title Section 1022.4[d][2]) I. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from any future right-of-way line, including any comer cut-off (snipe). (Development Title Section 9- 1710.2[g]) :: m. UNIFORM 93UILDING CODE: The Building Division has reviewed the site plan and project description and has noted the following issues that must be addressed: (1) A grading plan shall be submitted by the applicant, and it shall be approved and a grading permit issued by the Building Inspection Division prior to performing any excavation or filling of earth material. i (2) The Construction Site Plan shall indicate the following: A. Provide parking for the physically disabled. The spaces shall be located as close as possible to the primary entrance(C.C.R., Title 24). B. Provide identification signs for the parking spaces, including the "tow away" sign at each entrance or visible from each space(C.C.R.,Title 24). C. The slope of a parking space shall not exceed %inch per foot(C.C.R., Title 24). l (3) Provide restrooms conforming with all disabled access requirements (C.C.R., Titre 24) (Uniform � Plumbing Code,Table 4-1). (4) All recommendations of the Subdivision Soils Report shall be incorporated into the construction drawings. (5) A copy of the Soils Report shall be submitted to the Building Inspection Division and Plan Check Section at the time of the final submittal. n. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code requirements will be applicable and shall be incorporated in the construction plans before submittal to the Community Development Department for a building permit: (1) Fire flow and hydrants shall be provided for the proposed project by the use of Appendix Ill-A and Ili-B of the California Fire Code.
