(2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (Development Title Section 9-1020.7) <br /> (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent(5%)of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage. Eleven (11) <br /> trees shall be planted and evenly spaced throughout the parking lot. <br /> k. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6)to seven(7)feet in height Outside storage is not permitted in front yards, street side yards, or <br /> in front of main.buildings. (Development Title Section 1022.4[d][2]) <br /> I. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any comer cut-off (snipe). UNIFORM 93UILDING CODE: The Building Division has reviewed the site plan and project <br /> description and has noted the following issues that must be addressed: <br /> (1) A grading plan shall be submitted by the applicant, and it shall be approved and a grading permit <br /> issued by the Building Inspection Division prior to performing any excavation or filling of earth <br /> material. <br /> i <br /> (2) The Construction Site Plan shall indicate the following: <br /> A. Provide parking for the physically disabled. The spaces shall be located as close as <br /> possible to the primary entrance(C.C.R., Title 24). <br /> B. Provide identification signs for the parking spaces, including the "tow away" sign at each <br /> entrance or visible from each space(C.C.R.,Title 24). <br /> C. The slope of a parking space shall not exceed %inch per foot(C.C.R., Title 24). <br /> l <br /> (3) Provide restrooms conforming with all disabled access requirements (C.C.R., Titre 24) (Uniform � <br /> Plumbing Code,Table 4-1). <br /> (4) All recommendations of the Subdivision Soils Report shall be incorporated into the construction <br /> drawings. <br /> (5) A copy of the Soils Report shall be submitted to the Building Inspection Division and Plan Check <br /> Section at the time of the final submittal. <br /> n.
