CONDITIONS OF APPROVAL FOR SU-91-7 <br /> Unless otherwise specified, all Conditions of Approval and <br /> Ordinance Requirements shall be complied with prior to approval of <br /> the Final Map. The Tentative Map shall expire three years from the <br /> date of application approval. <br /> 1. PLANNING DIVISION: <br /> Conditions of Approval: <br /> a. The Tentative Map approval shall be effective 30 days <br /> after the Board of Supervisors' approval of Zone <br /> Reclassification No. ZR-91-1. <br /> b. The planting of trees along streets is required as <br /> follows: I <br /> (1) A minimum of 10 existing orchard. trees shall be <br /> left in the 30 ' front yard setback, or a minimum of <br /> 3 street trees per lot frontage are required. . <br /> (2) For corner lots, street trees shall be required on <br /> both street frontages. The trees cannot interfere <br /> with sight distances and setbacks. <br /> (3) Trees shall be 10 gallons in size. <br /> (4) Trees shall be located so that at 15 years of age <br /> the crown will not encroach across side property <br /> lines. <br /> (5) Trees shall be located a minimum of 10 feet from <br /> driveways. <br /> (6) Trees shall be located a minimum of 4 feet and a <br /> maximum of 10 feet outside of the road right-of- <br /> way. <br /> C. All street names shall be approved by the Planning <br /> Director. <br /> d. Lots 10 and 32 shall not be buildable lots. <br /> Ordinance Requirements: <br /> The Ordinance Requirements listed below have been identified <br /> as pertinent to this project. Other Ordinance Requirements <br /> may also apply. Ordinance Requirements are not appealable. <br /> e. The minimum net lot area shall be 44 , 000 square feet. <br /> The minimum net lot area may be reduced by up to ten <br /> -1- <br />
