' o <br /> 1�r <br /> 6 <br /> k <br /> CONDITIONS OF APPROVAL <br /> SA-92-22 <br /> GAHRIEL AND DANA AVILA f <br /> Unless otherwise specified, the approved use shall not be <br /> established nor building permits issued until the applicant has <br /> fulfilled all Conditions of Approval. <br /> The Ordinance Requirements listed below have been identified as Ii <br /> piertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. This approval shall be for a farm equipment repair <br /> facility in a new 8 , 000-square foot (maximum size) <br /> building. There shall be no manufacturing activities <br /> associated with this approval. M <br /> b. All farm equipment repair shall take place within the <br /> proposed structure. <br /> } <br /> C. There, shall be no outdoor storage of materials associated '! <br /> with the approved use as a part of this approval. Area <br /> for outside storage of equipment shall be shown on the <br /> Improvement Plan. <br /> i � <br /> d. Service vehicles shall be stored within the permitted <br /> structures. € <br /> e. A minimum of four automobile parking spaces shall be j! <br /> provided and shall be shown on thc.- Improvement Plan. The I� <br /> size of the parking spaces shall be consistent with the <br /> requirements of Section 9-3702 of the Planning Title. <br /> f. Driveways and maneuvering areas shall, at a minimum, be ' <br /> E <br /> surfaced with six (&) inches -of rock base, except as <br /> otherwise- required by the Uniform Fire Code. The four ;r <br /> automobile parking spaces shall be permanently paved and <br /> maintained with concrete or asphalt concrete. Bumper �h <br /> guards shall be provided where necessary to protect <br />' adjacent structures of properties. All paving details <br /> shall be included on the Improvement Plan. ;€ <br /> All outdoor trash receptacles s M <br /> g• p hall be contained within <br /> a trash enclosure. The enclosure shall be located on <br /> permanent paving, be designed to accommodate all trash <br /> i receptacles , and be constructed on three sides with a <br /> solid wall and gated on the fourth side. The location of <br /> the trash enclosure shall be designated on the 'N <br /> improvement elan. <br /> II <br />
