CONDITIONS OF APPROVAL <br /> PA-03-545 <br /> Heidt <br /> Lot Line Adjustment Application No. PA-03-545 was approved by the San Joaquin County <br /> Community Development Department on November 17, 2003,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on May 18, 2005, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been filed with and accepted by the County Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Raymond Hoo, 468-3164) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment to adjust the property lines between <br /> two legal, non-conforming parcels as shown on the plan dated October 8, 2003. <br /> b. MINIMUM LOT SIZE: Each parcel shall be a minimum of two (2) gross acres in size. <br /> (Development Title Section 9-872.2[d]) <br /> c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contracts <br /> and shall enter into new contracts for Parcels One and Two prior to recording the Notice of <br /> Lot Line Adjustment. Filing Fees are required for this application. (Government Code <br /> Section 51257) <br /> d. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be <br /> recorded prior to conveyance of property through deeds by the owner. Legal descriptions of <br /> the lands to be exchanged shall be submitted to the Surveyor's Division for review and <br /> forwarding to the Community Development Department. The legal descriptions shall be <br /> prepared, stamped and signed by a Registered Civil Engineer, qualified to practice Land <br /> Surveying per Section 8731 of the Land Surveyors' Act, or a Licensed Land Surveyor. <br /> (Development Title Section 9-872.4) <br /> 2.
