CONDITIONS OF APPROVAL <br /> f PA-03-544 <br /> Bonomini <br /> Lot Line Adjustment Application No. PA-03-544 was approved by the San Joaquin County <br /> Community Development Department on November 17, 2003,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on May 18, 2005, which is 18 months from the effective date of approval, <br /> Unless a Notice of Lot Line Adjustment has been filed with and accepted by the County Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Raymond Hao, 468-3164) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment to adjust the property lines among <br /> four legal, non-conforming parcels as shown on the plan dated October 8, 2003. <br /> b. MINIMUM LOT SIZE: Each parcel shall be a minimum of two (2) gross acres in size. <br /> (Development Title Section 9-872.2[d]) <br /> c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contracts <br /> and shall enter into new contracts for Parcels One, Two, and Three prior to recording the <br /> Notice of Lot Line Adjustment. Filing Fees are required for this application. (Government <br /> Code Section 51257) <br /> d. NOTICE OF NON-RENEWAL: Since Parcel Four is less than ten (10) acres in size, a <br /> Notice of Non-renewal for Parcel Four will also be initiated by San Joaquin County in <br /> conjunction with the contract. A fee for the recording of the Notice of Non-renewal is <br /> required. (Development Title Section 9-1815.3[a]) <br /> e. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be <br /> recorded prior to conveyance of property through deeds by the owner. Legal descriptions of <br /> the lands to be exchanged shall be submitted to the Surveyor's Division for review and <br /> forwarding to the Community Development Department. The legal descriptions shall be <br /> prepared, stamped and signed by a Registered Civil Engineer, qualified to practice Land <br /> Surveying per Section 8731 of the Land Surveyors' Act, or a Licensed Land Surveyor. <br /> (Development Title Section 9-872.4) <br /> Note: NON-BUILDABLE PARCEL: Parcel One is hon-buildable until a Private Right-of-Way <br /> Application is applied for and granted by the Community Development Department. The Private <br /> Right-of-Way Application (Site Approval) for an antiquated subdivision shall be required before <br /> any request for a building permit is granted.
