The use is compatible with adjoining land uses. <br /> ' This Finding can be made because the Initial Study prepared for the project found <br /> that it would not be Incompatible with surrounding land uses. <br /> Conditions <br /> Use Permit Application No. UP-95-16 was approved by the Planning Commission on The <br /> effective date of approval Is . This approval will expire on , which is five years from the <br /> effective date of approval, unless (1) all Conditions of Approval have been compiled with, (2) all <br /> necessary building permits have been secured and remain in force, and (3) all necessary permits <br /> from other agencies have been secured and remain In force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been lder tlfied as ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other ordinance requirements may <br /> apply- <br /> COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Richard Larrouy, 468-3142) <br /> a. APPROVED USE. This approval shall be to establish a church facility in two phases, as <br /> described below: <br /> k PHASE 1: Construction of a 30,000-square-foot structure for a 500-seat worship and <br /> education center; and <br /> PHASE 2: Construction of a 20,000-square-foot two story recreation, education, and <br /> office building, with an expansion of the Phase 1 building to 990 seats. <br /> f <br /> b. BUILDING PERMIT. S ubmit'Commercial Building Permit Applications'for the approved <br /> ' structures. The Site Plan required as a part of the building permit may be phased and <br /> must be prepared by a registered civil engineer or licensed architect. This Plan must <br /> show drainage, driveway access details (including gates), on-site parking, landscaping, <br /> signs, existing and proposed utility services,and grading(refer to the"SITE PLAN CHECK <br /> UST"for details). A fee is required for the Site Plan review. (Development Title Section <br /> 9-884) <br /> C. STORM DRAINAGE. Storm water drainage shall be retained on the site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site Plan. <br /> Drainage calculations prepared by a registered civil engineer or architect shall be <br /> included. <br /> d. PARKING and SURFACING. Off-street parking shall be provided and comply with the <br /> following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust-free surface. <br /> (Development Title Section 9-1015.5) <br /> San Joaquin County UP-95-16/Calkins <br /> Community Development Page 7 <br />
