INTRODUCTION <br /> i <br /> Our office has been retained by Mr. Trager to perform a soil suitability study for his ' <br /> property located at 16333 W Bethany Rd, Tracy, California. The purpose of this study is to <br /> determine the suitability of the property for septic tank usage in light of the proposed <br /> development. This study was performed according to the requirements of Section 9-1105.2(d) <br /> of San Joaquin County Development Title. This report presents the results of our study. <br /> H. PROPOSED DEVELOPMENT <br /> k The area where the property is located is currently zoned AG-40, for general agricultural <br /> use. The subject property consist of a rectangular shaped 42 acre parcel (see the attached parcel <br /> map). 1t is proposed to split off a 2.0 acre parcel (Parcel 1) with a Designated Remainder of 40 <br /> acres. The new 2 acre parcel has an existing home on it with a proposed homesite on the <br /> designated remainder. The proposed homesite will be located 300 feet west of parcel 1 at the <br /> south end of the designated remainder. <br /> III. PRESENT AND PAST USE OF THE SITE <br /> The property is currently used for general agricultural purposes, specifically row crops. <br /> The property has been used for general agricultural for the last 50+ years. The existing residence <br /> is located in the south middle portion of the property adjacent to Bethany Road. The age of the <br /> residence is 7 years. The residence consists of a house, work shop, and trailer. <br /> I <br />
