l <br /> r <br /> r <br /> a <br /> t <br /> f CONDITIONS OF APPROVAL <br /> PA-03-398 <br /> Lundbom <br /> Site Approval Application No. PA-03-398 was approved by the San Joaquin County Community <br /> Development Department on December 3, 2003. The effective date of approval is December 13, <br /> 2003. This approval will expire on June 13, 2005, which is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building <br /> permits have been secured and remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply- <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Jose Rubianes, 953-7509 ) <br /> a. IMPROVEMENT PLAN: Submit an "APPLICATION-IMPROVEMENT PLAN". The Site Plan <br /> required as a part of the building permit must be prepared by a registered civil .engineer or licensed <br /> architect. This Plan must show drainage, driveway access details including gates, on-site parking, <br /> landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE PLAN <br /> CHECK LIST'for details). A fee is required for the Site Plan review. (Development Title Section 9- <br /> 884) <br /> b. APPROVED USE: This approval is for a Private Right-of-way including secondary access for Lot 45 <br /> of San Joaquin Land &Water Co. Tracts (APN 205-190-20) as shown on the Site Pian dated July <br /> 31, 2003. The approved right-of-way shall utilize a private easement along the south side of Lots 45 <br /> and 20 for secondary access to Temple Creek Road. <br /> c. STORM DRAINAGE: Any additional stormwater drainage created by new improvements shall be <br /> retained on-site. The drainage pattern and corresponding storm drain improvements shall be shown <br /> on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be <br /> included. (Development Title Section 9-1135) <br /> d. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the Site Plan before submittal to the <br /> Community Development Department for an Improvement Plan. (See attached memo dated <br /> October 24, 2002) <br /> (1) Fire department access roads shall be in accordance with section 902.2 of the California Fire <br /> Code and the standard adopted by the San Joaquin County Fire Chiefs Association. <br /> 2.
