I, <br /> i Kerry Sullivan -2- <br /> COMMUNITY DEVELOPMENT <br /> PA-04-173 (UP) <br /> Upon approval of the requirement above,the following conditions of approval shall apply: <br /> RECOMMENDATIONS: <br /> 1. An encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of San Joaquin County <br /> Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> a 3. Dedication to result in a fifty(50) foot wide right-of-way from the centerline of Sill Road to the property <br /> line shall be required across the frontage of APN 005-080-26. <br /> (Development Title Section 9-1150.5) <br /> 4. The Traffic ri Impact Mitigation Fee shall be required for this development. The fee is due and payable at <br /> the time of building permit application: (The fee currently is$174.39 daily trip-end generated in the Lodi <br /> area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record. (Resolutions R-00433) <br /> f <br /> 5. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 6. Verification shall be obtained from the Solid Waste Division(468-3066)that this development has met <br /> the requirements of the Waste Plan Format for Development Projects. Final Site-Plan is required upon <br /> submittal of verification. <br /> f 7. A natural unnamed creek runs through the proposed project.site. Therefore, the plans shall delineate the <br /> unnamed creek with a 25-foot building setback from the top of the banks. <br /> 8.
