INTRODUCTION <br /> Our office has been retained by Mr. and Mrs. McLeod to perform <br /> a soil suitability study for their property located at 27799 S. <br /> Bird Rd. , Tracy, California (APN 252-120--03 ) . The purpose of this <br /> study is to determine the suitability of the property for septic <br /> tank usage in light of the proposed development. This study was <br /> performed according to the requirements of Section 10100 of San <br /> Joaquin County Development Code. This report presents the results <br /> of our study. <br /> II. PROPOSED DEVELOPMENT <br /> The area where the property is located is currently zoned AG <br /> 40, for general agricultural use. The subject property consist of <br /> a trapezoidal shaped 84 . 5 acre parcel (see the attached tentative <br /> parcel map prepared by Schack & Company) . It is proposed to split <br /> off a 1 . 52 acre parcel (Parcel 1) located in the southeast corner <br /> of the property, with the remaining property being referred to as <br /> the Designated Remainder. The proposed Parcel 1 currently has a <br /> residence on it that will be replaced with a new house. Although <br /> there are no plans at this time, the northeast corner of the <br /> Designated Remainder parcel may be used for a future homesite. <br /> Other then the existing and potential future homesite, there are no <br /> other proposed changes to the property at this time. <br /> III. PRESENT AND PAST USE OF THE SITE <br /> Except for the existing home, the entire property is in <br /> production as a walnut orchard. The property has been an orchard <br /> for the last 20+ years and prior to that was farmed in row crops. <br /> The existing home is at least 50 years old. <br />
