CONDITIONS OF APPROVAL <br /> PA-1000062 <br /> Gasta <br /> Fi- <br /> r. <br /> Lot Line Adjustment Application No. PA-1000062 was approved by the San :Joaquin County ' <br /> Community Development Department on April 15, 2010,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will'expire on October 15, 2011, which is 18 months from the effective date of <br /> approval, unless a.Notice of Lot Line Adjustment_ has been recorded and a Record of Survey has <br /> been filed, if requirelId by the Land Surveyor's Act. <br /> Sk <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: John L. Funderburg, 468-3160) <br /> a. APPROVAL:;3This approval is for a Lot Line Adjustment among three parcels as shown on the site <br /> plan dated M6rch 15, 2010. <br /> b. NOTICE OF:,LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment' shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Developme .ttDepartment. The legal descriptions shall be prepared, stamped'and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) ;. <br /> c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contracts and shall f <br /> enter into new contracts prior to recording the Notice of Lot Line Adjustment. The Notice of Lot Line <br /> Adjustment shall not be recorded until the Williamson Act Contract has been ;deemed complete. <br /> Filing fees:are`required for this application. (Government Code Section 51257) <br /> d. LOT SIZEAND WIDTH: (The following requirements shall apply) <br /> (1} Parcel One shall be a minimum of 150 feet in width, measured at the front_yard setback line. <br /> (Developrnent Title Section 9-610.4) <br /> (2) Parcels Two and Three shall be a minimum of 40.0 acres gross in size.
