CONDITIONS OF APPROVAL <br /> MS-92-104 <br /> JAMES E. HENDRICKS <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor' s <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEPARTMENT OF PIIBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 181. 00 per single family dwelling unit in the <br /> Lathrop area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record. ) <br /> (Resolution R-90-304 , R-91-1025) <br /> C. All easements of record shall be shown on the Parcel Map. <br /> (Planning Title Section 9-9184) <br /> 2 . DEPARTMENT OF PIIBLIC HEALTH: <br /> a. A soil suitability study as required by Section 10100 of <br /> the San Joaquin County Development shall be performed <br /> prior to approval of the Parcel Map indicating that the <br /> area is suitable for septic tank usage. (San Joaquin <br /> Planning County Title Section 10100) <br /> b. The existing private water wells shall be tested for the <br /> chemical Dibromochloropropane (DBCP) and nitrates prior <br /> to approval of the Parcel Map. Samples are to be taken <br /> and run by a State-approved lab. (San Joaquin County <br /> Planning Title 9-10100-05) <br /> C. Construct an individual sewage disposal system(s) on <br /> Parcel 2 under a permit and inspection by the <br /> Environmental Health Division at the time of development. <br /> (San Joaquin County Ordinance Code Section 5-3003) <br />
