i <br /> (§ 1.0) INTRODUCTION <br /> This Soil Suitability Study presents the results of my investigation concerning the soil <br /> characteristics and groundwater under the subject property referenced on the Title Page. It was <br /> completed to satisfy the requirements of the San Joaquin Environmental Health Department <br /> (EHD), specifically: 1.) To determine if the proposed two Parcels to be created from this <br /> subdivision are acceptable for the proper operation of a septic system which will function as <br /> intended for its anticipated lifespan, and 2.)Provide analysis and recommendations based upon the <br /> environmental criteria encountered in this study. This report is in compliance with the <br /> requirements for a Soil Suitability Study under Development Title Section 9-1105.2 Item (d) of the <br /> San Joaquin County Ordinance Codes. <br /> Within the text of this Report, bolded Section (§)numbers are referenced at the beginning of an <br /> applicable sentence,paragraph or paragraphs, or Appendices that correspond with the EHD <br /> Requirements Checklist for a Soil Suitability Study. <br /> (§ 2.0) SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION <br /> (§ 1.1, 1.2,2.1 ) The purpose of this project is to subdivide an existing 41.87± acre Parcel, into two <br /> Parcels denoted.as Parcel 1, which is to be 3.57 acres and Parcel.2,which is to be 38.30 acres. Mr. <br /> Noceti's single family residential (SFR) structure will be built near-the mideastern edge of Parcel <br /> 1, which is currently vacant. This area is depicted on the S.J.C. Parcel Viewer Map found in <br /> Appendix "A." A building pad has been constructed for the future residence in this location. It is <br /> proposed to install the septic system leachfield at the south end of the building pad. Parcel 2 <br /> presently contains Mr. Noceti's aunt, Consuelo Noceti's house, two irrigation wells denoted as the <br /> east ag well and the west ag well, a small walnut orchard, and a forage crop. A septic system and <br /> domestic well serves Consuelo Noceti's residence. The-new home.that will be built on Parcel 1, <br /> will have its own domestic well and septic system. <br /> Each Parcel orientation is denoted on the attached Tentative Map,-.found in Appendix A. .(§ 3.7) <br /> It is possible EHD would support a second unit dwelling on proposed Parcel 1 and 2. If a primary <br /> house and second unit dwelling were built on Parcel 1, and a second unit dwelling was built on <br /> Parcel 2, this would give a total of four septic systems on the two Parcels comprising <br /> approximately 42 acres. This is a density of one septic system per 10.5 acres, which can be <br /> considered very low. <br /> (§ 1.1 and 2.1) The subject property is three miles southwest of the town of French Camp. <br /> Surrounding property use consists predominately of low density single family homes, ranchettes, <br /> pasture, confined animal facilities primarily poultry ranches and horse ranches, and other types of <br /> ag buildings. Current zoning is AG 40 which may change to residential as housing encroachment <br /> occurs. Municipal sewer will eventually serve this area as evidenced by the development <br /> occurring to the south of the subject property.
