PA-0700364 OF ANTHONY NOCETI <br /> (CIO WONG ENGINEERS)(APN: 193-260-22) (ADDRESS: 360 <br /> BOWMAN ROAD, FRENCH CAMP) <br /> The applicant has submitted the above referenced Variance application to change the <br /> minimum parcel size from 40-acres in the AG-40 (General Agriculture, 40-acre minimum) <br /> zone to 21.19 acres to create two parcels below the zone minimum parcel size. The <br /> # underlying project is a Lot Line Adjustment application with the property to the west to <br /> create a 28.59 acre parcel and a 21.19 acre parcel. <br /> 3 The project site is located on the south side of Bowman Road, 2,313 feet west of <br /> Manthey Road, south of Stockton in French Camp. <br /> The property has a General Plan designation of OS/0 (Other Open Space) and is zoned <br /> AG-40 (General Agriculture, 40 acre minimum). <br /> The Community Development Department has reviewed the application and offers the <br /> r following comments: <br /> Background_ <br /> I On March 9, 2005, the Community Development Department approved Minor Subdivision <br /> application PA-0400304 which created a 2.50 acre homesite parcel from a 41.86 acre <br /> parcel. The remainder parcel, which contains 39.36 acres, is the subject parcel for this <br /> variance application. <br /> Variance <br /> A Variance application provides a means of altering the requirements of the Development <br /> Title in specific instances where the strict application of those requirements would deprive <br /> a property of privileges enjoyed by other properties in the vicinity and under identical <br /> zoning because of special circumstances applicable to the property involved. <br /> � 1 <br /> i <br />
