M1 <br /> April 20, 2004 <br /> NOA Project Number: E04002A <br /> / Page 2 - <br /> 1.1 Site Description- <br />' The San Joaquin County Assessor Parcel Number,for the Site is 051-320-06, and thero ert is <br /> p p Y <br /> 19.9 acres in size. The San Joaquin County site approval application number is PA-03-507. A <br /> revised Site Plan was provided to our office by Mr Rick Haddock of M&H Builders;1 <br /> significant features of the Site Plan are presented in Plate 1. At the time of this report, the <br /> existing Hanson Pipe plant was undergoing-demolition. <br />' The elevation of the Site, according to a United States Geologic Survey topographic map, is <br /> approximately 88 feet above mean sea level. <br /> /1.2 Zoning Information <br /> According to the San Joaquin Community Development Department, the Site is located within <br /> the General Industrial (I=G) Zone. <br /> 1.3 Proposed Development <br /> The project consists of creating a 55,414 square foot warehouse Building for the manufacturing <br /> of concrete manholes-and catch basins, the construction of a 1,440 square foot office building, <br /> and the demolition of all existing structures prior to_construction; according to information <br /> r- reviewed at the San Joaquin County Planning Department on April 9, 2004. A revised site plan <br /> was provided to our office on April 9;2004 by Mr.=Haddock- the structures proposed in the <br /> revised site plan appear to be of roughly the same dimensions and locations as those depicted in <br /> the site plan at the Planning Department. <br /> /2.0 PRESENT-A PAST USE-S Q. THE SITEANDVICINITY <br /> Fv, 2.1 Site Use <br /> The Site currently houses several structures under active demolition. Two septic systems on the <br /> Site have-been abandoned under.EHD oversight, according to Mr. Haddock(personal <br /> communication;"April 14, 2004, 9:45 a.m.). One water well, located along the eastern site <br /> { boundary,will remain in use. <br /> # /2.2 Vicinity Use <br /> The Site is located within an-area of mixed rural and commercial land. omm r i <br /> C e c al sites he to_ <br /> the north, east, and west, and open land with scattered residences lies to the south. <br />
