z G CONDITIONS OF APPROVAL SA-94-37 McCay Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of the use and the issuance of any building permits. l This approval will expire within 18 months of the date of approval unless (1) all Conditions of Approval have been compiled with, (2) all necessary building permits have been secured and remain in force, and (3) all necessary permits from other agencies have been secured and remain in force. F F Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance Requirements. Ordinance Requirements cannot be modified. 1. COMMUNITY DEVELOPMENT DEPARTMENT: I a. This approval is for farm machinery sales and repair in 8,000 square feet of an existing i 10,000-square-foot building. Sales shall be limited to 2,000 square feet, repair shall be limited to 3,000 square feet, and the remainder of the 8,000 square feet shall be for related storage. r i This approval is also for personal storage in the remaining 2,000 square feet of the 10,000-square-foot building. b. The applicant shall secure an approved Business License prior to the initiation of the use. (Section 7-1000 of the County Ordinance Code) C. A minimum of 17 parking spaces shall be provided, including one space for the physically A handicapped (2 spaces are required for every 1,000 feet of sales building area, 1 space is required for every 1,000 square feet of repair or storage area, and .67 spaces are required for every employee). The size and location of the parking spaces shall be consistent with the requirements of Chapter 9-1015 of the Development Title. d. Ail parking spaces, driveways, and maneuvering areas shall be surfaced and permanently maintained with base material of appropriate depth and liquid asphalt, asphalt concrete, or Portland cement concrete to provide a durable, dust-free surface. Bumper guards shall be provided when necessary to protect adjacent structures or properties. (Development Title Section 9-1015.5) e. If the parking area is to be used at night, parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g][4]) f. A landscaped strip, respecting the ultimate right-of-way widths of Brandt Road and State Route 88, shall be installed across the frontage of the project site, excluding the pond area, prior to issuance of the Certificate of Occupancy. All areas not used for buildings, parking, driveways, walkways, or other permanent facilities shall be landscaped. Landscaping shall be water efficient. Areas which are not part of the project shall be barricaded from traffic and shall be mowed and free of litter. (Development Title Sections 9-1020.9 and 9-1020.6) Conditions of Approval 1 SA-94-37
