z <br /> G <br /> CONDITIONS OF APPROVAL <br /> SA-94-37 <br /> McCay <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the issuance of any building permits. <br /> l This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been compiled with, (2) all necessary building permits have been secured and remain <br /> in force, and (3) all necessary permits from other agencies have been secured and remain in force. <br /> F <br /> F Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> I <br /> a. This approval is for farm machinery sales and repair in 8,000 square feet of an existing <br /> i 10,000-square-foot building. Sales shall be limited to 2,000 square feet, repair shall be <br /> limited to 3,000 square feet, and the remainder of the 8,000 square feet shall be for <br /> related storage. <br /> r <br /> i This approval is also for personal storage in the remaining 2,000 square feet of the <br /> 10,000-square-foot building. <br /> b. The applicant shall secure an approved Business License prior to the initiation of the use. <br /> (Section 7-1000 of the County Ordinance Code) <br /> C. A minimum of 17 parking spaces shall be provided, including one space for the physically <br /> A handicapped (2 spaces are required for every 1,000 feet of sales building area, 1 space <br /> is required for every 1,000 square feet of repair or storage area, and .67 spaces are <br /> required for every employee). The size and location of the parking spaces shall be <br /> consistent with the requirements of Chapter 9-1015 of the Development Title. <br /> d. Ail parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and liquid asphalt, asphalt concrete, <br /> or Portland cement concrete to provide a durable, dust-free surface. Bumper guards shall <br /> be provided when necessary to protect adjacent structures or properties. (Development <br /> Title Section 9-1015.5) <br /> e. If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.5[g][4]) <br /> f. A landscaped strip, respecting the ultimate right-of-way widths of Brandt Road and State <br /> Route 88, shall be installed across the frontage of the project site, excluding the pond <br /> area, prior to issuance of the Certificate of Occupancy. All areas not used for buildings, <br /> parking, driveways, walkways, or other permanent facilities shall be landscaped. <br /> Landscaping shall be water efficient. Areas which are not part of the project shall be <br /> barricaded from traffic and shall be mowed and free of litter.
