1 4 <br /> I <br /> I. The Construction Site Plan shall indicate the following: <br /> ' (1) Provide parking for the physically disabled. The spaces shall be located as close <br /> as possible to the primary entrance. Also, provide one van space. (CCR, Title <br /> 24) <br /> (2) Provide identification signs for the parking spaces, including the 'tow away" sign, <br /> at each entrance or visible from each space. (CCR, Title 24) <br /> (3) The slope of a parking space shall not exceed 114-inch per foot. (CCR, Title 24) <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. An encroachment permit shall be required for work within the Brandt Road right-of-way. <br /> (Development Title Section 9-1145.2) <br /> b. The frontage improvement for Brandt Road shall be constructed in conformance with the <br /> standards for one-half of its adopted Specific Plan. The construction of the frontage <br /> improvements will be deferred upon execution by the owner of a Deferred Frontage and <br /> Roadway Improvement Agreement or a Secured Deferred Frontage and Roadway <br /> r Improvement Agreement with a deposit equivalent to the estimated construction costs <br /> prior to approval of the Improvement Plan. A $260.00 fee currently is required for <br /> w processing, per Development Title Table 9-240.2, in addition to a copy of the Grant Deed, <br /> i recording fee, and an estimate for the required frontage improvements. The estimate <br /> i shall be prepared by a Registered Civil Engineer with a typical section drawing on a form <br /> k to be supplied by the Department of Public Works for approval. As an option, Public <br /> I Works will prepare the drawing and estimate for an additional fee of $115.00. <br /> (Development Title Section 9-1150.2) <br /> C. The Traffic Impact Mitigation Fee will be required for any additional traffic generated by <br /> this development. The fee is due prior to approval of the Improvement Plan. The fee <br /> I currently is $631.00 per 1,000 gross square feet of building designated as Manufacturing <br /> I or $164.07 per daily trip-end generated in the Lockeford area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record. A credit may be allowed for the previous <br /> use if it can be verified that the site has been used within the last two years, unless such <br /> +, credit has been transferred to another site.
