ZR-92--11 OF <br /> ^` CRAIG MC COY AND JESSE BRAZEAL <br /> ----------------------------------------------------------------- <br /> This project is a Zone Reclassification pre-application to rezone <br /> two parcels of land totaling 6.5 acres from M-1 (Limited <br /> Manufacturing) to C-M (Commercial-Manufacturing) . The present uses <br /> of the property are a fishing equipment sales and manufacturing <br /> facility and a mini-storage facility. The retail use at the <br /> fishing equipment facility has expanded to the point that the <br /> manufacturing use is now the accessory use and is under <br /> enforcement. <br /> The new 2010 General Plan and new Development Code have been <br /> adopted and will be in effect at the end of this month. The new <br /> Development Code does not have a C-M zone nor a replacement zone <br /> that permits one zone as the implementing zone for both Commercial <br /> and Industrial General Plan designations. <br /> Under the new General Plan provisions these existing uses would be <br /> permitted in the C--G zone (General Commercial) . However since the <br /> new General Plan Designation is Limited Industrial a General Plan <br /> amendment to General Commercial would be require as well as the <br /> zone Reclassification. <br /> NOTE: The preapplication review is designed to inform <br /> prospective applicants of General Plan consistency, <br /> zoning consistency, public improvement requirements, <br /> preliminary design constraints and opportunities, and <br /> major environmental and safety issues. This information <br /> ' is provided in the hope of assisting the applicant in <br /> submitting a better and more complete application, as <br /> well as minimizing processing time. <br /> k <br />
