PD-96-1 OF FRONTIERS <br /> The applicant has submitted this pre-application for a Zone <br /> Reclassification to PD (Planned District) for 83 acres of a 124. 7 <br /> acre site located in Lockeford at the northeast corner of the <br /> intersection of Jack Tone Road and Brandt Road. On December 8, <br /> 1992 , a Major Subdivision, alternatively known as River Oaks or <br /> Diamond Bar, was approved by the Planning Commission at this <br /> site. No final map has been recorded, and if approved, this PD <br /> and the accompanying tentative map would supersede the earlier <br /> approved map. <br /> An Environmental Impact Report (EIR) was prepared and certified <br /> for the River Oaks project. The EIR discussed several <br /> potentially significant environmental impacts and identified <br /> mitigation measures that could be incorporated into the project <br /> or required as conditions of project approval. While the EIR was <br /> prepared for a project different from the proposed PD <br /> application, it has been used where possible for background <br /> information for this pre-application. <br /> The Community Development Department has reviewed the proposed - <br /> pre-application and offers the following comments: <br /> Length of Cul-de-Sacs: f <br /> Section 9-1150. 13 (a) of the Development Title limits cul-de- sacs I <br /> from serving more than 12 lots. Phase II shows several cul-de- <br /> sacs that exceed this requirement. This portion of the <br /> development should be revised consistent with the Development j <br /> Title requirements prior to submittal of the full application. <br />
