If improvements referred to herein are not completed prior to the approval of the Final Map, the subdivider shall execute an agreement with the County of San Joaquin ensuring the completion of improvements within one (1) year after filing the Final Map. (Development Title Section 9-1100.3) 3. All interior streets and cul-de-sacs shall be dedicated, named and improved to County Standards for 50 or 60-foot right-of-way local or collector residential street. Jack Tone Road shall be improved on the subdivided side to County Standards for an 84-foot wide right-of-way minor arterial street. Brandt Road shall be improved on the subdivided side to County Standards for a 60-foot wide collector residential street. (Development Title Sections 9-8333.1 1(d)(2)(D), 9-857.4, 9-1150.2(d)(3) and 9-1150.5(b)) 4. A storm drainage study shall be provided for the area bounded by State Route 12188 to the north and west, Tully Road to the northeast and Brandt Road to the south. The study shall show alternate provisions for storm drainage from the adopted Master Drainage Plan. The plan shall examine the existing system required to serve the study area. (Development Title Section 9-1135.2) 5. The project shall be served by a public water system conforming to the requirements of the San Joaquin County Public Health Services Environmental Services Division, the Lockeford Community Services District, and the Department of Public Works. The system shall provide adequate domestic and fire water supply in conformance to the requirements of the County Fire Warden and the Mokelumne Fire District. A "will serve" letter from the Lockeford Community Services District shall be provided. (Development Title Section 9-1120.2) 6. The project shall be served by a public sewer collection and treatment system constructed in conformance with the requirements of the San Joaquin County Public Health services Environmental Services Division, the Lockeford Community Services District, and the Department of Public Works. A "will serve" letter from the Lockeford Community Services District shall be provided. (Development Title Section 9-1105.2) 7. Street lighting shall be provided for the subdivision and the frontage of Brandt Road and Jack Tone Road. (Development Title Section 9-1150.11) 8. A Homeowner's Association shall be formed prior to the approval of the Final Map to provide for the maintenance and improvement of the private streets. (Development Title Section 9-1100.5) 9. The subdivider is subject to Drainage Trust Fund Fees (Area No. 26B), which currently are $5,692.00 per acre. The fee shall be automatically adjusted January 1 and July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record. This subdivision is subject to the conditions of the Right-of--Way Contract dated September 15, 1983. (Development Title Section 9-1100.3)
