The design of the subdivision provides,to the extent feasible,for future passive or natural heating <br /> or cooling opportunities in the subdivision, as required by Government Code 66473.1. <br /> • This Finding can be made because the subdivision's lots are large enough so that <br /> Individual dwellings can be situated to take advantage of solar orientation. <br /> PROJECT DESCRIPTION <br /> The applicant is,proposing to create a 21&lot residential subdivision on a parcel containing 124 acres. <br /> The proposal is composed of 210 single-family residential lots, a 26-acre lake, a recreation center, a <br /> library/fire station site, a park site, and four lots containing a total of 26.9 acres that will be further <br /> subdivided at a later date to accommodate approximately 79 single-family, detached, clustered <br /> residences. The subdivision, formerly known as River Oaks, is now designated as the Diamond Bar <br /> I subdivision. In compliance with the County's Infrastructure Standards, full urban public services will be <br /> required for the subdivision. The applicant has received a will-serve letter from the Lockeford Community <br /> Services District for the provision of public water and sewage disposal. Storm drainage is to be provided <br /> by utilizing a proposed 26-acre lake as a detention pond,with the subsequent release of storm water from <br /> the lake to the adjacent Bear Creek. The developer has submitted a Vesting Tentative Map and has noted <br /> on the face of the map that the subdivision will be recorded in phases with multiple Final Maps. <br /> t <br /> k <br />
