COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Antonio Salcedo[209]468-8597) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-GRADING BUILDING PERMIT". The Site Plan <br /> required as a part of the grading building permit must show drainage, driveway access details <br /> including gates, on-site parking, landscaping, signs, existing and proposed utility services, and <br /> grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is required for the Site Plan <br /> review. <br /> b. APPROVED USE: This approval 'is for a private right-of-way for access to lot 10 in the Farm <br /> Development Tract Division"A"as shown on the Site Plan dated March 8, 2006 <br /> c. STORM DRAINAGE: Stormwater drainage shall be retained on-site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by_a registered civil engineer or architect shall be included. (Development Title Section 9- <br /> 1135) <br /> d UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> tot the Community Development Department for a building permit: <br /> (1) Fire department access roads shall be in accordance with section 902.2 of the California Fire <br /> Code and the standard adopted by the San Joaquin County Fire Chiefs Association. <br /> (2) This project shall comply with the San Joaquin County Development Title.Section 9-1150.18, <br /> Road Naming Procedures. Please contact the Community Development Department at 468- <br /> 2193 to complete this process prior to requesting Fire Department approval. <br /> (3) All undeveloped parcels or portions of undeveloped parcels which are created as a result of this <br /> planning application shall remain free of weeds, debris, or any other combustible vegetation <br /> such as abandoned orchards or vineyards throughout the year to the,satisfaction of the Fire <br /> Jurisdiction Having Authority.
