. ti <br /> CONDITIONS OF APPROVAL <br /> MS-92-115 <br /> ESTATE OF ROBERT BARMBY <br /> JACK DOZIER, EXECUTOR <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been f fled with and accepted by the Surveyor's <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEPARTMENT OF PIIBLIC WORKS: <br /> a. The Parcel Map requirement is waived. (Planning Title <br /> Section 9-9112) <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2, 181. 00 per single family dwelling unit in the <br /> Lockeford area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record. ) <br /> (Resolution R-90--304, R-91-1025) <br /> C. New descriptions shall be submitted to the Surveyor's <br /> Division for review and approval, then forwarded to the <br /> Community Development Department for recording as "Notice <br /> of Minor Subdivision" . <br /> 2. PUBLIC HEALTH SERVICES: <br /> a. A soil suitability study as required by Section 10100 of <br /> the San Joaquin County Development Code must be performed <br /> prior to Notice of Minor Subdivision indicating that the <br /> area is suitable for septic tank usage. (San Joaquin <br /> Planning County Title Section 10100) <br /> b. Repair the existing septic system under a sanitation <br /> permit and inspection by the Environmental Health <br /> Division. (Ordinance Code Section 5-3003) Replace the <br /> inadequate septic tank at the home. <br /> C. Destroy the pit privy under a sanitation permit and <br /> inspection by the Environmental Health Division. <br />
