The remainder-parcel shall be labeled as "Designated Remainder" on the Parcel Map. (Subdivision <br /> Map Act Section 66445) <br /> 3. For future development of the Designated Remainder improvements, including but not limited to, roadway <br /> widening, curb,gutter and sidewalk shall be provided in accordance with the adopted County,development <br /> policies for "Division 11: Infrastructure Standards and Requirements" of the San Joaquin County <br /> Development Title, and shall be noticed by a statement on the Parcel Map and by a recorded Notice of <br /> Minor Subdivision Restriction. (Subdivision Map Act Section 66424.6) <br /> 4. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> 5. Requirements for construction of improvements shall be noticed by a statement on the Parcel Map. <br /> (Subdivision Map Act Section 66411.1) <br /> 6. The frontage improvements for Brennan Avenue along Parcel 1 shall be constructed in conformance with <br /> the standards for one-half of a 50-foot right-of-way Local Residential Street prior to recording the Parcel <br /> Map. The construction of the frontage improvements will be deferred, upon execution by the owner of a <br /> Secured Deferred Frontage and Roadway Improvement Agreement with a deposit equivalent to the <br /> estimated construction costs prior to approval of the parcel map-(Per Development Title Table 9-240.2 a fee <br /> based on the current fee schedule is required for processing the agreement in addition to a copy of the grant <br /> deed, legal description of Parcel 1 and an estimate. The estimate and legal description shall be prepared by <br />` a registered civil engineer with a typical section drawing on a form to be supplied by the Department of <br /> Public Works and submitted to the Department of Public Works for approval. As an option,the Department <br /> of Public Works will prepare the drawing with estimate for an additional fee based on the current fee <br /> schedule.) (Development Title Section 9-1150.2[d][4]) <br /> Informational Notes: <br /> (i.) Any construction activity that results in the disturbance of at least one(1)acre of soil shall require a State <br /> NPDES construction permit. Dischargers whose projects disturb 1 or more acres of soil or whose projects <br /> disturb less than l acre of soil and is not part of a larger common plan of development, are required to <br /> obtain coverage under the current General Permit for Discharges of Storm Water Associated with <br /> Construction Activity(www.swrcb.ca.gov/stormwtr/gen_const.html#const_permit). <br /> (ii.) All future building permits for projects located within a Special Flood Hazard Area at the time of permit <br /> issuance shall meet the San Joaquin County flood hazard reduction requirements (Title 9, Chapter 9-1605) <br /> and all requirements of the State of California(CCR Title 23)that are in force at the time of permit <br /> issuance. As an example,these requirements may include raising the finish floor elevation one foot above <br /> the expected flood level and/or using flood resistant materials. <br /> (iii.)
