CONDITIONS OF APPROVAL <br /> PA-1500066 <br /> DEPALMA/QUARTAROLI & ASSOCIATES, INC. <br /> Lot Line Adjustment application No. PA-1500066 was approved by the San Joaquin County <br /> Community Development Department on May 29, 2015, which is the effective date of approval. This <br /> approval will expire on November 27, 2016, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyors' Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff. Corinne King, [209] 953-7509) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment among four parcels as shown on the site <br /> plan dated April 10, 2015. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registercd Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply: <br /> (1) Parcel 4 shall be a minimum lot size of 40 gross acres. (Development Title Section 9-610.2) <br /> (2) Parcel 4 shall have a minimum lot width of 330 feet, measured at the front yard setback. <br /> (Development Title Section 9-610.4) <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff contact: Alex Chetley, [209] 468-3000, see memo dated <br /> April 22, 2015) <br /> NOTES AND INFORMATION ONLY: <br /> See South San Joaquin Irrigation District letter dated April 22, 2015. <br /> These parcels were recognized by Certificate of Compliance (PA-1500003) <br /> Access is not created by this Lot Line Adjustment.
