CONDITIONS OF APPROVAL <br /> PA-1100149 <br /> GEORGE & RIESENBECKIQUARTAROLI &ASSOCIATES <br /> Lot Line Adjustment Application No. PA-1100149 was approved by the San Joaquin County <br /> Community Development Department on September 22, 2011, which is the effective date of <br /> approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on March 23, 2013, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyor's Act. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: John L. Funderburg, 468-3160) <br /> a) APPROVAL: This approval is for a Lot Line Adjustment application between two parcels as shown <br /> on the site plan dated August 15, 2011. <br /> b) NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c) PROPERTY LINE SETBACK: (the following requirements shall apply) <br /> The proposed new side property line for Parcels One and Two shall meet the side yard <br /> setback requirements for the AG-40 zoning designation (General Agriculture, 40-acre <br /> minimum) for non-agricultural and agricultural structures (Development Title Section 9-610.2) <br /> 2) DEPARTMENT OF PUBLIC WORKS: (Seethe attached memo dated August 23, 2011) <br /> NOTES AND INFORMATION ONLY: <br /> South San Joaquin Irrigation District: (See the attached memo dated September 1, 2011) <br /> APN's: 247-020-29; 247-020-30 & 247-020-31 are under a Williamson Act Contract are under Williamson <br /> Act Contract No. 77-C1-72 The proposed application is consistent with Government Code Section <br /> 51200 <br />
