Recommendations <br /> Action <br /> It Is recommended that the Planning Commission: <br /> 1. Approve the Negative Declaration; and <br /> 2. Approve Minor Subdivision Application No. MS-94-11 subject to the Findings and Conditions <br /> of Approval contained In the staff report. <br /> Findings <br /> 1. The proposed subdivision is consistent with the General Plan, any applicable Master Plan, <br /> Specific Plan, and Special Purpose Plan, and any other applicable plan adopted by the County. <br /> • This Finding can be made because the proposed subdivision Is consistent with the <br /> General Plan and the Policies of the Limited Agriculture designation on the General <br /> Plan Map. There are no Specific or Special Purpose Plans on the subject parcel. <br /> 2. The design or improvement of the proposed subdivision is consistent with the General Plan and <br /> any applicable Specific Plan or Special Purpose Plan. <br /> This Finding can be made because all of the lots will either have the minimum <br /> required frontage on County maintained roads and meet all minimum Improvement <br /> requirements of the General Plan or be served by a private right-of-way that meets <br /> minimum improvement requirements of the General Plan and the Uniform Fire Code <br /> as reflected in the tentative parcel map. <br /> 1 The site is physically suitable for the type of development proposed. <br /> • This Finding can be made because all development requirements In the County's <br /> Development Title and all minimum County standards are met. The parcels are large <br /> enough to provide onsite services. <br /> 4. The site is physically suitable for the proposed density of development. <br /> This Finding can be made because the subdivision of the 25-acre project site Into <br /> three parcels is within the maximum allowable density for areas designated Limited <br /> Agriculture by the General Plan. <br /> 5.
