2 DEPARTMENT OF PUBLIC WORKS: <br /> a A Parcel Map is required. (Development Title Section 9-915.2) <br /> b. All easements of record shall be shown on the Parcel Map. (Development Title Section <br /> 9-910.20) <br /> C. Dedication is required for a 25-foot-wide right-of-way from the centerline of Bryant Road <br /> along the frontage of Parcel 3. An Irrevocable Offer of Dedication is required for a 25- <br /> foot-wide right-of-way from the centerline of Brittany Lane along the frontage of Parcels <br /> 1 and 2, and Irrevocable Offer of Dedication is required for a 25-foot-wide strip (future <br /> Buck Road) along the west line of Parcels 1 and 3. (Development Title Section 9-860.4) <br /> d. Any driveway that exceeds 150 feet in length from any public roadway shall be improved <br /> in accordance with the requirements of Uniform Fire Code Section 10.207, San Joaquin <br /> County Standards F-la, F-1 b, F-1c, and the Liberty Fire District prior to issuance of the <br /> occupancy permit. (Development Title Section 9.1145.5) <br /> e. The frontage improvements for Parcel 3 along Bryant Road, for Parcels 1 and 2 along <br /> Brittany Lane, and along the west line of Parcels 1 and 3 shall be constructed in <br /> conformance with the standards for one-half of a 50-foot-wide right-of-way rural road. The <br /> construction of the frontage improvements will be deferred upon execution by the owner <br /> of a Deferred Frontage and Roadway Improvement Agreement or a Secured Deferred <br /> Frontage and Roadway Improvement Agreement with a deposit equivalent to the <br /> estimated construction costs prior to approval of the Parcel Map. A $260.00 currently is <br /> required for processing, per Development Title Table 9-240.2, in addition to a copy of the <br /> Grant Deed, recording fee, legal descriptions of Parcels 1, 2, and 3, and an estimate. The <br /> estimate and legal descriptions shall be prepared by a Registered Civil Engineer with a <br /> typical section drawing on a form to be supplied by the Department of Public Works and <br /> submitted to Public Works for approval. As an option, Public Works will prepare the <br /> drawing with estimate for an additional fee of 3115.00. (Development Title Section 9- <br /> 1100.3) <br /> f. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map. (Subdivision Map Act Section 66411.1) <br /> g. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $1,651 per single-family dwelling unit in the Lockeford area The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record. (Resolutions R-90304, R-91-1025, R-93- <br /> 167, R-94179) <br /> 3. PUBLIC HEALTH SERVICES: <br /> a A soil suitability study, as required by Development Title Section 9-1105.2(d), which <br /> indicates that the area is suitable for a septic tank system must be performed prior to <br /> recordation of the Parcel Map.
