(CTE) has completed a soil <br /> i suitability and a nitrate loading evaluation for the proposed produce stand at 17200 Byron <br /> Road in Tracy, California. The Assessor's arcel Number of the property is 209-150-23, <br /> (see Appendix A - Assessors Parcel Map) I <br />{ F The purpose of this evaluation was to assess the suitability of the property for on site - <br /> septic tank usage. The evaluation was performed in general accordance with the <br /> requirements of Section 9-10100C of San Joaquin County Ordinance Code.- The <br /> 4 <br /> following report includes information regarding the proposed development, past and ! v <br /> present use of the property, area septic tank performance,permitting, and general soil and <br /> groundwater conditions in the project area. In addition, our assessment procedures, site <br /> conditions encountered during the field exploration and results of percolation tests <br /> F1 performed at the site are presented herein. <br /> F2.0 SITE DESCRIPTION/PROPOSED DEVELOPMENT <br /> The project s' e i situ ted on a relatively flat longlnarrow rectangular shape t 10.0 acre <br /> F parcel zonedas AG-40 (General Agriculture). Development at the site is pr osed to <br /> .include an a icultural roduce store located within the northerly (3/a acre) portion of the <br /> property with ontage o Byron Road on the north side of the property. The remainder of <br /> F the property is expected to remain in use for agricultural production (see the Site Plan in <br /> ff the Attachments). <br /> I h <br /> 3.0 PRESENT, PAST AND PROPOSED USE <br /> The site is utilized for agricultural production. In 2006, a 3,200 square foot metal <br /> fil building shell was erected on the subject site as part of the Fcurrent deve oprn sed <br /> on historic aerial photography and USGS topographic mapping, revious structures / <br /> are indicated to have existed on the subject site previous to the recent (2006) <br /> construction. A residential structure is located on the adjacent parcel (APN# 209-150-24) <br /> to the east. No improvements appear to exist on adjacent parcels adjacent along the <br /> , perimeter of the subject site based on our observations, review of aerial photography and <br /> published mapping of the surrounding properties. Primary use of adjacent properties is <br /> for agricultural productL'OU-, <br /> Fill <br /> Currently the intention of the development is to complete tenant improvements within the <br /> interior of the building and construct a parking lot with access dr ve_wa and 1 dwca�ng. <br /> FTennant improvements inside the building will consist of a bathroo storage closet,,/ <br /> employee ck bar area and a produce sales area.
