G00LD <br /> AS THE OWNERS AND OCCUPANTS OF 8851 NORTH HILDRETH LANE, STOCKTON, <br /> CALIFORNIA ( assessors parcel number 086-420-09) , MY WIFE AND I MAKE THE <br /> FOLLOWING COMMENTS REGARDING THE ABOVE REFERENCED SUBDIVISION APPLICATION. <br /> THE DENSITY OF THE PROPOSED PROJECT IS NOT CONSISTENT WITH THE LARGE <br /> LOT, SEMI-RURAL NATURE OF THE ADJACENT RESIDENTIAL NEIGHBORHOOD TO THE <br /> WEST NOR To THE AGRICULTURAL USES TO THE NORTH, SOUTH AND EAST. WITH THE <br /> PROPOSED DIVISION OF THE 43. 15 ACRES INTO 37 LOTS WITH REQUIRED STREETS, <br /> THE RESULTING LOT SIZE WILL, OF NECESSITY, BE CONSIDERABLY LESS THAN 1 <br /> ACRE IN SIZE. MANY OF THE ADJACENT LOTS EXCEED THIS SIZE. <br /> THE INCREASE IN TRAFFIC VOLUME ON HILDRETH LANE, CAUSED BY THE <br /> ADDITION OF 37 HOUSES WITH THEIR ONLY ACCESS BEING CAN£PA ROAD VIA <br /> HILDRETH LANE, WILL CAUSE A SIGNIFICANT DETERIORATION OF THE EXISTING <br /> NEIGHBORHOOD ENVIRONMENT. <br /> AT THE PRESENT TIME HILDRETH LANE CARRIES A <br /> SIGNIFICANT VOLUME OF TRAFFIC AT EXCESSIVE SPEED (the posted speed is 30 <br /> MPH) DURING CERTAIN TIMES OF THE DAY AND LATE AT NIGHT. THERE IS AT <br /> PRESENT NO SPEED LAW ENFORCEMENT IN THE NEIGHBORHOOD. THE INCREASED <br /> TRAFFIC VOLUME WOULD ONLY FURTHER DEGRADE THE PUBLIC SAFETY IN THE <br /> NEIGHBORHOOD. ALSO THE INCREASED VOLUME OF TRAFFIC WOULD MOST LIKELY <br /> TRAVERSE THE CENTRAL CALIFORNIA TRACTION RAILROAD TRACKS WITH AN ATTENDANT <br /> INCREASE IN THE LIKELIHOOD OF AUTO VERSUS TRAIN COLLISION. <br /> IN ADDITION TO THE ABOVE ADVERSE IMPACT ON THE NEIGHBORHOOD <br /> ENVIRONMENT, THERE IS NO REAL ESTATE MARKET DRIVEN REASON FOR THIS <br /> PROPERTY TO BE SUBDIVIDED. WITHIN THE MORADA DISTRICT THERE ARE AT <br /> PRESENT SEVERAL DOZEN VACANT FINISHED RESIDENTIAL LOTS AVAILABLE FOR HOME <br /> CONSTRUCTION. <br /> WE URGE DENIAL OF THIS PROPOSED SUBDIVISION. IF A SUBDIVISION IS TO BE <br /> APPROVED, CONDITIONS SHOULD BE ATTACHED THAT WILL MITIGATE THE ADVERSE <br /> IMPACT ON THE NEIGHBORHOOD ENVIRONMENT RESULTING FROM THE INCREASED <br /> TRAFFIC VOLUME.
